The Fall Maintenance Checklist Every Columbus Rental Owner Needs
In Central Ohio, winter doesn’t knock politely. One week it’s sweater weather; the next, it’s 15 degrees and a pipe has burst in a vacant unit. For rental property owners, fall is the window to prevent the costly surprises that winter loves to deliver.
At Campus Handyman, our philosophy is simple: Homes maintained. Assets protected. Here’s the checklist we recommend for every property in your portfolio.
Clean the Gutters, at the Right Time
Clogged gutters send water where it doesn’t belong: into fascia boards, down foundation walls, and into basements. They also cause ice dams once temperatures drop. Timing matters, though. Clean them too early and they’ll be full again in two weeks. When our clients request gutter cleaning, we do our best to wait until most or all of the leaves are down, so the job is done once and done right.
Service the Furnace and HVAC System
A no-heat call in January is uncomfortable for residents and expensive for owners. A fall checkup catches worn parts, dirty components, and small issues before they become emergencies. While we’re there, we’ll replace the furnace filter, the simplest efficiency upgrade there is.
Test Smoke and CO Detectors
Fall is when furnaces fire up and windows close. That makes it the right time to confirm every smoke and carbon monoxide detector works and has fresh batteries. It’s a small task that protects lives.
Clean the Dryer Vents
Lint buildup in dryer vents is a leading cause of house fires, and student houses run their dryers constantly. A cleaning reduces fire risk and helps dryers run faster and more efficiently.
Winterize Exterior Faucets
A forgotten garden hose left connected can freeze, split the line inside the wall, and leak quietly for weeks. Disconnecting hoses and winterizing exterior faucets takes minutes and prevents real damage.
Seal the Drafts
Fresh weatherstripping and caulk around doors and windows keep heat in, cold out, and utility bills down. Residents notice the difference, and so does the furnace.
Prepare for Winter Break
This is the big one for student housing. When residents leave for break, properties sit empty during the coldest weeks of the year. Before they go, we can set thermostats to a safe minimum, check pipes in vulnerable areas, and shut off water to vacant units. A burst pipe in an empty house can run for days before anyone notices. Prevention costs a fraction of the cleanup.
Schedule Before the Rush
Every fall, the first hard cold snap sends a wave of urgent calls across Columbus. Owners who plan ahead skip the scramble. Submit a request through our [MAINTENANCE REQUEST FORM LINK], list your properties and the services you’d like, and we’ll handle the rest.
Your properties are long-term investments. A little attention this fall keeps them that way.
